Big balcony on the garden with table and chairs for having breakfast and relax.

Room 2:

2 single beds and 1 more on request.

Room 3 (Suite):

Large bedroom ‘Suite’ for 3 people, consisting of a double bed plus an outsize single bed. There are: bedside tables, sitting area with armchairs, large dresser with chest of drawers and mirror. The suite has air conditioning (hot and cold air) and a large screen television that also broadcasts various foreign TV channels (by satellite), complete with a powerful DVD video player and home theatre system. The room offers guests the opportunity to access a relaxing small terrace with a ‘clothes horse’.

Bathroom:

Big Shower, lavatory, wash basin and bidet.
Central Heating.

Breakfast:

Great breakfast, typical Italian food from Umbrian countryside.
It will be served outside on balcony during Spring and in the Summer and to the kitchen during Winter season.

Garden:

More than 1 hectare where it will be possible have a walk, relax, reading a book in the shade of a tree, visit the fishes pool.

Swimming Pool:

You can use the swimming pool from June to September.
You will be able to sunbath, relax, have a swim or a plunge.
There is also a tennis-table, a beach volley playground and a pin table,
The barbecue can be used for cooking and have a nice dinner inthe garden-
